Why do i need a realtor?
In today’s tech-savvy and do-it-yourself world, many homeowners pose the questions: “Why do I need a realtor?” The simple answer is: you don’t. You can certainly sell your house on your own with a simple “For Sale By Owner” sign in your front yard. But the truth of the matter is that what a realtor can offer you, both in terms of service and in terms of making the most money, is extremely valuable.
exposure
Selling your home for the highest price possible is all about exposing the property to as many potential home buyers as possible. This is the only way that a seller can rest assured that everyone who would be interested in their property is aware of its availability and therefore able to make an offer.
When you list your property with a Realtor, the listing is placed on the Multiple Listing Service (the “MLS”) operated by the Miami Association of Realtors. This program is the basis for information on properties to all licensed real estate agents. Placing a property on the MLS automatically feeds it to hundreds of real estate websites and search engines, including all the major players like Zillow, Trulia, Realtor.com, Homes.com, and many, many more.
When you list a property will a well established brokerage such as EWM, you are exposing your property even further. EWM maintains a plethora of business relationships with other real estate companies, allowing our listings to appear on even more websites and search engines. EWM focuses their strategy on “local and global” - meaning they place a lot of their exposure strategy on reaching both local, national and international buyers. EWM makes sure that our listings are in front of every potential home buyer.
When you list your property with the right agent, the wide and global exposure provided by the MLS and the brokerage becomes targeted, specific, and intentional. The right agent knows exactly which agents and which potential home buyers with whom to share your listing. The right agent has an extensive and targeted list of contacts. The right agent spends an endless amount of time exposing your property directly and personally.
expertise
Oftentimes, realtors have a reputation for doing minimal work. This, unfortunately, can often be the case. However, many realtors like myself do real estate full time - and “full time” to us means 24 hours a day and 7 days a week. A dedicated agent does not take a break from his or her job. They are always doing real estate.
Dedicated realtors like myself offer homeowners a level of expertise that non-realtors (or non full time realtors) simply do not have. Every house is different and every transaction is different. A realtor with experience offers you the knowledge to make sure you are selling your home for the highest price possible. They also offer you the support in navigating complicated transactions and negotiations. Real estate is a very unique and specific industry, and it is difficult to navigate its oftentimes choppy waters without the expertise of a full-time realtor.
service
One of my mentor’s favorite sayings is “Real estate is a service industry.” What she means by this is that when a client needs something done, a good realtor delivers.
A good realtor keeps their client informed and educated. A good realtor puts their client’s needs above their own. A good realtor makes sure that no matter what, they provide the absolute best and most quality service possible.
